1 bedroom available in Capitol Hill near Lincoln Park - $815/month

It is your lucky day! A large and sunlit room in a quiet, non-smoking, group row house just two blocks north of Lincoln Park is available starting NOW! You would be taking over a lease through July 31, 2021, with the option to renew.

The Room
The available room on the first floor. It has high ceilings and three enormous bay windows with southern exposure that bathe the room in light and look out onto our charming Capitol Hill street.

The Housemates
-Three thoughtful, tidy, and responsible women in their early 30s who all work full-time (on the Hill for a progressive politician, at a nonprofit, and at a law firm).
-Roommates are respectful of one another’s time, space, and need for a quiet atmosphere, but will occasionally (in non-COVID times!) host gatherings, with respect for other roommates and their needs.
-On any given weekend, you might find the roommates picnicking at a social distance with friends, biking, baking, antiquing, enjoying the backyard, or reading.

Coronavirus addendum: As housemates, we’re responsible for each other’s health and safety, now more than ever. Let us know what you need from us to feel that the house is a safe space in a truly crazy time. On our end, we ask that you agree to the following:
-We are each other’s coronavirus bubble! This means that, in addition to regular cleaning and sanitizing, until the public health situation changes, we are not having guests inside the house and are only having socially-distanced hangouts in the backyard with one or two friends at a time.
-We are all working from home during the public health emergency, which means -- like everyone else! -- we’re spending all of our time at home. This means that we’re being extra careful to not only protect each other's physical health, but emotional well-being as well. This means giving people the space they need, while also coming together for some shared meals and hang sessions.

The House
A brick row house in the heart of Capitol Hill with a very responsive landlord.
The rooms are as follows:

1st floor:
-Main entryway (has space to store a bike),
-1 bedroom (yours!),
-1 half bathroom,
-shared living/dining room, and
-shared kitchen.

2nd floor:
-2 bedrooms,
-full bath -- shower is shared between the three roommates in the main house, and
-laundry/guest room -- it has a washer-dryer and a futon bed. The washer-dryer is shared between the roommates in the main house, and all four housemates (including you!) share access to the room for house guests, as agreed upon in advance by all the roommates. (In non-COVID times).

Basement:
-There is a studio unit in the basement with its own bathroom, washer/dryer, and entrance. This housemate shares the kitchen in the main house.

Backyard:
-We have a private backyard with patio furniture, an apple tree, and lovely flowers that we're attempting to grow.

Transportation
-The house is in the heart of Capitol Hill
-Trader Joe’s: 15 minute walk
-Safeway: 15 minute walk
-H St. Corridor Streetcar: 5 blocks away
-D6 bus stop: 1 block away
-92, 93, and 90 bus stop: 4 blocks away
-96 bus stop: 3 blocks away
-Union Station: 20 minute walk
-Eastern Market: 15 minute walk
-Street parking is available with a Zone 6 Sticker

Costs
-The rent is $815 a month.
-Utilities (gas, electric, internet, and water) are split evenly between the roommates, for an average of $50-100 each month per person.
-The roommates are not interested in adding cable to the shared bills.

Next Steps

For the safety of all involved, we will be providing a virtual tour, rather than an in-person open house, and conducting interviews via video call. The landlord, who is very responsive, will follow-up to conduct a background check and credit check.
As mentioned above, the roommates who are staying take the guidance around COVID-19 very seriously. As the next roommate comes into the house, we want to make sure we’re using the safest possible approach for all involved. This will mean planning the move-in process very carefully (e.g. minimizing unnecessary traffic through the house, sanitizing spaces, and being sure that, if there are movers involved, they are following all safety protocols). We’re happy to work together to figure out how to move during this very strange period!
